Bookings are for one week - Saturday to Saturday.

Check-in is from 2.00pm and checkout is by 9.00am.

On occasion we are able to offer short breaks with a minimum two-night stay from November to February.

Terms & Conditions.

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Bookings are subject to the following terms and conditions:

  • A contract between you “the visitor” and us “the owners” will come into existence once the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.

  • A non-refundable deposit of 25% must be paid within 3 days of the booking being placed.

  • A booking made less than 6 weeks before the commencement of your holiday must be paid in full.

  • The balance of your booking must be paid 4 weeks before the commencement of your holiday. A balance due by date will be on your booking confirmation. If the balance is not received by the balance due date your holiday will be treated as a cancellation by the owners.

  • All cancellations must be confirmed in writing to the owners by email to northcottageboulmer@gmail.com, once received, the owners will confirm the cancellation.

  • If the owners are successful in re-letting the cancelled week, the owners will refund the balance amount paid less a 20% administration fee.

  • The owners strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to then you accept responsibility for any lose that you may incur due to your cancellation.

  • If your booking is cancelled due to circumstances beyond the owners control, notification of the cancellation will be given as soon as possible. The owners will promptly refund all payments made for your holiday. The owners liability for cancellation will be limited to payments made to us.

  • The owners require the names, addresses and contact details of all guests and age if under 18.

  • The maximum number of guests occupying this property must not exceed 3 and only those named at the time of booking can occupy the property.

  • Please be advised that no extra overnight visitors are allowed to stay at the property.

  • The owners reserve the right to refuse bookings without giving a reason.

  • The owners reserve the right to enter to enter the property to carry out routine maintenance but will inform you ahead of any visit.

  • Arrival time is 2pm and departure 9am.

  • This is a non-smoking, non-vaping property.

  • The owners allow one small, well behaved dog at an extra charge of £25 by prior arrangement at the time of booking. No other kind of pet is accepted.
